This is the one of the most impressive hunting ranches we have ever had the pleasure of listing. The most common comment we get is , I did not know ranches like this existed in Texas. With Double Mountain River frontage, Red Creek, mountains, canyons, cliffs, abundant whitetail and mule deer, loads of aoudad sheep, and cottonwood trees, it feels like you are in New Mexico. The ranch showcases 290 ft of elevation change throughout, while also containing 270 acres of cultivation. It is evident that this ranch has been managed meticulously: From grazing, to interior roads, to hunting as the mule deer and wild hogs can be feed from the feed truck. You would be hard pressed to find finer quality ranch that boats so much diversity.
Water: There is utility water throughout the ranch via a water meter from the city of Rotan. There is roughly 425 feet of the Double Mountain Fork of the Brazos River. There is about 3.5 miles of Red Creek that traverses diagonally throughout the ranch. There are 5 surface tanks on the ranch.
Wildlife: There are plentiful mule deer, whitetail deer, aoudad sheep, and wild hogs throughout the ranch. There is also a small herd of red deer and Texas dahl sheep. Elk are rarely seen on the ranch. The exotics on the ranch can likely be contributed to the entire north portion of the ranch being bordered by a 21,000 acre high fenced ranch.
Minerals and Wind: Seller owned minerals are being conveyed, and wind rights are as well, though there are no turbines, and no production. Very clean property.
Improvements: There is an approx. 2500 sq ft ranch house at the front of the ranch, with a shop, and cattle pins. 3 bed 2 bath.
Location: From DFW Approximately 3 hours W. Abilene 1 Hour NW. Midland 2 hours E. San Antonio 4.5 hours NW.
