Existing Sewer line runs the length of the property north & south as shown on the attachments with a water main on Maryland. All of the property is in the Flood Plain but no Floodway so buildings will just need to be built above the Base Flood Elevation. Seller is in the process of bringing material onto the property to help bring it out of the flood plain based on preliminary flood information by the engineers. A Flood Study will be required to develop the tract. Rare MF site located next to Dyess!!
