3270 Fm-573, Comanche, Texas 76442

Bar MB Ranch combines 257 acres in Comanche County with a residence, shop and established infrastructure for using and maintaining the land. Paved FM 573 access leads to a gated entrance with an automatic opener. Internal roads with culverts connect key areas of the ranch, and some cedar and prickly pear removal has been completed.

The 1,880-square-foot barndominium offers 2 bedrooms, 2 bathrooms, HVAC and a Nations Pure whole-house water-treatment system. A separate 30-by-40-foot shop provides 1,200 square feet of enclosed space, plus a 20-by-40-foot eave overhang for covered storage.

Rolling terrain, mature oaks, native grasses, open pasture and wooded areas provide a varied setting for grazing, hunting and recreation. A seasonal creek and pond add to the land’s natural features. The combination of acreage, internal access, living space and equipment storage gives buyers an opportunity to consider both the land and the improvements that support its use.
