The “Sabana River Ranch”, is truly an incredible 73.66 acres located in Comanche county, a short distance west of the town of DeLeon. It includes both sides of the river and is covered with lots of wildlife native to the area such as deer and turkey. The terrain is varied from rolling to extremely rugged with sandy soil and good grassland for potential food plots to extremely beautiful elevation changes with rock bluffs, caves, and canyons that drop down to the river bottom. The cover on this ranch is primarily native brush, Postoak, Liveoak, Mesquite, and giant Cottonwood trees along the river. It’s like stepping into a different world along the Sabana River where lots of Native American artifacts are often found. The property has a very nice and secure steel gated entrance, good fences, two water wells, power on site, new septic system, covered pavilion, covered parking, new barn for all the toys, two new 40ft. containers alongside the barn for additional storage and a Wildlife Exemption. The ranch has good interior roads and has been excellently managed for the preservation of its natural beauty. This ranch is a rare one.
