A: Absolutely. All Realtors® are licensed real estate sales agent while not all real estate agents are Realtors® . Luminita Cordes it is member of NAR, TAA and GLAR and abides by NAR code of conduct and Standards of Ethics. As Realtors® we owe a fiduciary duty to our clients.

A: We are specialized in North Texas areas, from Dallas, Frisco, Plano to McKinney, Prosper, Celina and surroundings and primarily serving residential properties, land and also commercial properties to a certain extent.

A: Yes, Luminita Cordes has earned the SFR (Short Sales and Foreclosures) designation and Independent Realty Brokerage has currently closed numerous SFR transactions.

Q: What is a Buyer’s representation agreement?
A: A “Buyer’s Representation Agreement” is a contract between The Agency and The Buyer that establishes the professional relationship between the two parties. Technically, The Buyer and The Agency are agreeing upon the terms of the contract and are establishing each other’s rights and obligations. Q: Do we need to sign a Buyer’s Representation Agreement?
A: In essence, yes. The Buyers Representation Agreement acts as an employment contract. Only then a customer becomes a client and is afforded the benefits that protect the client during the home buying process. Q: Do you show homes to customers or only clients?
A: To be able to serve our community in the best we can, we only work with clients. Due to the sharp increase in the cost of fuel we have to charge an upfront fuel fee that will be credited back to the buyers at closing.
Q: Do we need to be pre-approved before we start?
A: It is not mandatory to pre-approved in order to sign you up as client. However, as soon as we establish our agency relationship, it is best to start the pre-approval process to make sure you qualify for the home you are considering buying. Any property you consider visiting it is a potential purchase. You don’t want to miss buying the property you’re looking for because unfinished paperwork.
Q: How long is the buying process?
A: If we split the buying process in 2 phases: Showings and Escrow we are looking a 2 different timelines. The Escrow period, which starts when your offer is accepted until closing can take as little as one week and as much as 45 days but rarely longer. Usually, a transaction takes approximately 30 days if there are no delays. The Showing period starts at the moment the Representation Agreement is signed until the buyers offer is accepted. It is relative and it all depends oh how soon the buyer finds the property they like and are ready and able to have their offer accepted by the seller. We will to show you only properties that fit your description and price range.
Q: We are just looking, do we need an account to see the website’s listings?
A: You can browse out website and see up to 10 listings without having to have an account. If you like our website and want to browse for more, it is recommended to make an account.
